As a Realtor I provide all of the expected services but for families earning under the median income I help them get down payment assistanace in the amount of $35,000 for Snohomish County buyers and up to $75, 000 for King County buyers. This separates me from the pack and allows me to provide extraordinary benefits to families that otherwise would not be able to purchase a home. I may not get the big paychecks but I have assisted in family security for many and have made many friends along the way. . I am honored to be part of their lives and joy at being a homeowner. The best part of it is watching the kids, race to pick out their own room, or run into the yard with unfettered joy and then watch the shyness as they spy the kid next door. There is much joy in the life of mine.

I heard your special offer is helping people to get enough downpay in Snohomish and King County. What supports you to do that well are your caring towards your clients and passion to serve them.
I am curious.... People get help with downpay from realtors or mortgage brokers from time to time and it might not be their best interest to stretch too thin finantially. That's one of the reasons that we have many foreclosures right now.
How do you express your special offer to separate you from those professionals who had their own interest in mind and didn’t education their clients on the risks?
This program is unlike any other. Particpants are required to take 2 classes and meet with financial counselors. In addition to education they must save the difference between their current rent payment and their would be house payment. The down payment of $35,000 is on top of what they can comfortably afford. and deferred for 30 years or until they sell the house. There is no history of foreclosures in this program due to over qualifying clients. Participants are encouraged to not even look at homes until they have completed all of the steps.
As for the ickys in my field. There are bad cops, doctors, carpet layers etc and we have our fair share of morons in the fied. . I go out of my way to make sure my clients are educated and protected. Even if my clients use a traditional loan, I tell them even though they qualify for a specific amount, they do not want to live for a house payment and it is okay to spend less. I show them homes in their price range and lower.

The program sounds great. I was thinking it would be great if a relator teaming up with a financial adviser to support their clients. And you got that in place already. Awesome! I learn something new everyday.
My focus was not about bad apple. My focus was gearing you back to my question - What's your special offer to differentiate you from other relators? I understand it now. Thank you for explaining it to me.
