Plus One Properties, LLC is a private, Seattle based real estate investment company that offers investors the opportunity to invest in well located commercial real estate. By partnering with Plus One Properties investors are able to gain all the benefits of owning commercial real estate without having to deal with the headaches and barriers to entry usually associated with commercial properties. Our investment solution allows investors to own a piece of an investment versus having to purchase the entire property on their own. This allows more people to have the opportunity to participate.

Plus One Properties will only consider purchasing a property that meets all of the following Investment Criteria: 1. Location: Every acquistion must be well located within the City of Seattle. Only 12 zip codes qualify for our consideration. 2. Expandability: Every acqusition must present itself with enough value-added potential to increase the Net Operating Income by at least 50% within the first 6-12 months of ownership. 3. Property Type: Apartment buildings and mixed-use properties only. This is our area of expertise. 4. Investment returns: Plus One Properties must anticipate a first year internal rate of return for our investors to be a bare minimum of 20%. 5. Cash Flow: Plus One Properties will only acquire properties that will produce cash flow upon property stabilization.

We are looking for apartment buildings 4-12 units located close to downtown Seattle. If you know anyone that owns one please let me know. Even if it's not currently for sale I would like to let them know we are interested in buying when they are ready to sell! As additional incentive please be aware that if we buy a building you bring to us we are usually able to include you as a partner as a preferred rate!!
